What Is Ventilation Hygiene and Why Does TR19 Air Matter?
Brightr Commercial Cleaning — reviewed by Chris Savage, Managing Director
Ventilation hygiene is the inspection, assessment and cleaning of ventilation systems to control contamination inside ductwork and associated air-handling components. In the UK, BESA TR19 Air provides an industry specification for internal cleanliness and hygiene management of ventilation systems.
Why it matters
A building can look exceptionally clean while parts of its ventilation system remain completely out of sight. Good building hygiene does not necessarily stop at visible surfaces.
TR19 Air
TR19 Air provides guidance and measurable standards around risk assessment, inspection, testing, cleaning methods and post-clean reporting. The specification was updated in March 2026.
Not simply duct cleaning
A professional approach starts by understanding the system and establishing its condition. Inspect, assess and determine whether cleaning or other action is required before prescribing work.
Facilities management and indoor air
Ventilation hygiene is one component of responsible building management and indoor-air-quality management; it is not a universal cure for IAQ problems, which can also involve outdoor air, ventilation rates, filtration, occupancy, pollutants and system operation.
Evidence and verification
The modern approach is not merely “someone cleaned the ducts” but condition, work undertaken and evidence of the result. Customers should understand what was inspected, found, cleaned and verified.
TR19 Air versus TR19 Grease
TR19 Air concerns general ventilation cleanliness. TR19 Grease addresses grease accumulation and fire-risk management in commercial kitchen extraction. They are different disciplines and risks.
Competence
Ventilation systems are engineering infrastructure. Specialist work requires appropriate competence, access, methods, safety controls and reporting. A company that cleans buildings is not automatically competent to clean ventilation systems.
Questions to ask
Ask what standard applies, how cleaning need will be established, who is competent to do the work, what is included, how access and cleanliness are assessed, what evidence is supplied and how inaccessible areas are handled.
Audit-Ready connection
The same principles apply: what needed doing, why, who did it, were they competent, what standard applied, was the work completed properly and can it be demonstrated?
Closing
Ventilation hygiene should not be sold through fear. Understand the system, assess condition, use competent people, work to an appropriate standard and retain evidence. Brightr has invested in BESA-certified ventilation-hygiene capability to complement its wider compliance-focused cleaning services.
